Flooring in Upper Mission

View homes and walkouts from the 90s and 2000s, ready for their second floor.

The homes in Upper Mission

Most of Upper Mission was built from the 1990s through the 2000s: two-storeys and walkout ranchers on view lots, with big open main floors and finished lower levels. The original carpet and builder laminate are reaching the end of their life across the neighbourhood, and owners are moving to wide-plank hardwood or vinyl upstairs and waterproof floors in the walkouts.

Upper Mission is about twenty minutes from the showroom. Walkout basements and multi-level layouts are the norm up here, so we plan deliveries and staging for stairs and slopes, and we bring the samples to the house because the light on these lots changes the colour of everything.

Jobs we do most in Upper Mission

  • Replacing 2,000 square feet of builder laminate with engineered hardwood on a view main floor
  • Waterproof vinyl plank through a walkout basement, family room to bedrooms
  • New carpet on a curved staircase and upstairs hall
  • Porcelain tile in a renovated ensuite with in-floor heat

Floors that suit Upper Mission

  • Engineered hardwood

Open main floors with lake views suit long, wide planks; engineered stays stable through the dry winter.

  • Vinyl plank

The walkout level, where a waterproof floor is worth the peace of mind.

  • Carpet

Bedrooms and the stairs that connect three levels.

Upper Mission flooring questions

Do steep driveways and stairs add to the cost?+
Not usually. We plan staging at the estimate. A curved or split staircase does add labour, and that's shown as a line item.
What replaces builder-grade laminate best?+
For a main floor, engineered hardwood is the upgrade most Upper Mission owners choose. If budget or pets are the priority, a premium rigid-core vinyl plank in a wide plank gives a similar look and is waterproof.
Can you do the whole house in one go?+
Yes. A typical three-level Upper Mission home is a one to two week project with one crew from measure to walkthrough.
